Terms of Service

These Terms govern your use of Piermits (the "Service"), operated by Piermits LLC, a Florida limited liability company ("Piermits", "we"). By creating an account or requesting a demo, you agree to these Terms.

The Service is an assistive tool, not a certification

Piermits helps you assemble, validate and track manufactured-home permit packets. It is an assistive tool. We do not certify code compliance, and we are not your engineer, surveyor, attorney or the authority having jurisdiction. A licensed installer or the responsible licensed professional is responsible for reviewing and approving every document before it is submitted, signed or relied upon. You are responsible for confirming that submittals meet the current requirements of the applicable county and state.

Not legal advice

Piermits, including its documents, forms, checklists, and software, is not a substitute for the advice of a licensed attorney, engineer, or surveyor, and using it does not create an attorney-client relationship. For questions about legal rights, ownership, deed restrictions, or the legal effect of any document, consult a qualified professional.

Your account

You are responsible for the accuracy of the information you enter, for safeguarding your credentials, and for all activity under your account. You agree to use the Service only for lawful purposes and only for properties and homes you are authorized to permit.

Acceptable use

You agree not to: upload data or documents you are not authorized to process, or that contain another person’s information without a lawful basis; probe, scan, or test the security of the Service, or attempt to access accounts, data, or systems that are not yours, except through our published security contact; scrape, copy, or resell county data or Service output at scale or by automated means; interfere with, overload, or disrupt the Service; or use the Service to enable unlicensed contracting or any unlawful activity. Report security issues to security@piermits.com.

Suspension and termination

We may suspend or terminate access immediately, with or without notice, if we reasonably believe you have violated these Terms or the Acceptable Use section, or to protect the Service, other users, or third parties from harm or security risk. You may stop using the Service and close your account at any time; billing is governed by our Refund Policy.

Third-party data and documents

The Service surfaces data from public county and government sources and lets you attach third-party documents (such as a sealed survey or septic design). We do not guarantee the accuracy, completeness or availability of third-party data. Sealed surveys, soil/septic engineering and similar work remain the responsibility of the appropriate licensed professional.

Fees

Pricing and billing terms, where applicable, are presented before you subscribe or purchase. Taxes and any government permit fees are separate and paid directly to the relevant authority.

Site check and lot reports

The free site check and the paid Verified and Feasibility reports are a preliminary screen assembled from public zoning, parcel, flood and soil data plus a human review. They are not a permit determination, a survey, a title search, a legal opinion, or an engineering opinion, and they are not a guarantee that a permit will be approved or that a manufactured home can be placed on a given parcel. Whether a home can be placed also depends on county approval, private deed restrictions and covenants, and site conditions that public data cannot fully reveal. You are responsible for confirming the items we flag for confirmation (including deed restrictions, legal access, a legal lot of record, and an on-site soil/percolation test) with the appropriate professional before you buy or build. Refunds for paid reports are governed by our Refund Policy.

Done-for-you permit preparation (concierge)

When you order done-for-you permit preparation, Piermits acts solely as a document preparer and your authorized agent. We are not the contractor, installer, or applicant of record, and we do not perform, supervise, or take responsibility for the manufactured-home installation. The licensed manufactured-home installer named on the permit (or the property owner on an owner-builder permit) is the applicant of record and the party legally responsible for the work, must be genuinely engaged to perform or supervise that installation, and authorizes us to prepare and, where permitted, submit the package on their behalf. Piermits does not lend, rent, or share any contractor or installer license, and nothing in this Service may be used to enable unlicensed contracting. On an owner-builder permit, the owner must personally sign the application and owner-builder disclosure where the jurisdiction requires it; we cannot sign those for you. You are responsible for the accuracy of the information you provide and for confirming current county requirements.

Installer referrals

If you ask to be connected with a licensed installer, Piermits may refer you to a third-party installer and may receive a referral or lead fee. We do not employ, control, warrant, or guarantee any referred installer or their work; any agreement is strictly between you and that installer, and you should verify their license, insurance, and references yourself.

Disclaimer and limitation of liability

The Service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Piermits is not liable for permit rejections, delays, fines, or any indirect or consequential damages arising from use of the Service. Our total liability is limited to the amount you paid us in the prior twelve months.

Governing law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. The exclusive venue for any dispute is the state or federal courts located in Hernando County, Florida, and you consent to their jurisdiction.

Changes

We may update these Terms; material changes will be posted here with a new date. Continued use after a change means you accept the updated Terms.
